Meadowbrook Hills, Woods and Forest Trees and Soil Deed Restriction #6
The process for tree removal is as follows (any tree 6” or larger in diameter):
1. No tree which exceeds six (6) inches in diameter shall be removed or cut nor shall surface soil be dug or removed from any lot without the prior consent of the Association or its duly authorized representatives.
2. To request tree removal, email the Meadowbrook Hills HOA ACC atmhwfassoc.acc@gmail.com or submit a request through the Meadowbrook Hills website under the “Contact Us” tab. Please include your address and as much detail regarding your tree removal as possible i.e. city permit, pictures, map, reason for tree removal.
3. An HOA ACC team member will respond to schedule a property visit.
4. The HOA ACC team will review the request and provide disposition. Whether approved or denied, you will receive the response in writing.
5. If your request is approved, you may schedule the tree removal with your preferred tree removal company and apply for a permit through the city of Farmington Hills. The permit should be stamped by the City as approved and forwarded to the HOA ACC for future reference. If the tree is dead, a city permit may not be required, but the ACC should still be contacted to review the state of the tree.
6. If your request is denied a written appeal can be submitted and the Meadowbrook Hills HOA Board of Directors will review.
7. The most common reasons for tree removal are: storm damage, disease or dying trees, any tree that could pose a threat to your family's safety, any tree that may cause property damage i.e. large root disturbance, leaning in an unsafe manner, etc.
8. All trees removed should be replaced by another physical tree within 12 months time. Absence of replacement should be discussed with the ACC and requires concurrence. This will be conducted on a case by case basis as deemed appropriate by the ACC.
9. The city of Farmington Hills has a separate set of guidelines that must be followed. Please review the city of Farmington Hills website for details. Tree removal requests and decisions are maintained in the HOA ACC log.

Dear Homeowners, The 2025 Annual Dues are paid once per year. Payments must be postmarked on or before April 1st, 2025. A $10 late fee will be assessed for all payments not received on or before April 30th, 2025. We will be required to file a lien on June 1st, 2025, if payment is not received, and you will be charged a lien filing fee. Read MoreIn the spring of 2023, the Meadowbrook Hills, Woods and Forest Homeowners’ Association members favored a special assessment to address the shortfall of high infrastructure needs. Meadowbrook HOA annual dues are very low compared to other HOA communities, $88.00 & $99.00, respectively for 2024. During a recent 2022 assessment of needs, it was determined annual dues are not enough to support the rising cost of replacement and repairs within our Meadowbrook Hills, Woods and Forest community. The special assessment was approved at $580.00 for each lot. Homeowners could elect to pay in one payment of $580.00 per lot or use the payment method for five years for $116 per year for 5 years (2023 - 2028). A special assessment is in addition to annual dues. Annual Dues pay for items that support operating expenses such as: Annual Meeting, Insurance, Legal, Bank and Accounting fees, PO Box, Storage Unit, Office Expenses, Holiday Events, Summer Picnic, Committee work, Utilities, Flowers, Ground Maintenance (Common space and Playground, Sprinklers and Tree service. Special Assessment includes the following items as projected projects: Baseball Diamond, Tennis Court Resurfacing (completed), Picnic Tables for the Park, Pavilion, Playground Equipment and Inspections (installed 2024), Basketball Court, Walking Trail, Website Upgrade & Online Directory Management, Electrical Work at entrances, Water Meter Upgrade, Entrances Upgrade.
